Working with city leaders to “Build a Small City,” the challenge is to establish a beautiful new environment that attracts class-A developers and high-end businesses, while maintaining the character and values of the community. Property values for the entire area are dramatically increased, scientifically through research, design, marketing, and development. This process includes the types of services explained below.
Strategic Planning
The Genesis Team is a diverse group of professionals, including consultants with experience developing high profile, model communities. This unique insight enables the Team to identify with local leaders, working together to maximize growth potential. The result is a Strategic Plan that is truly comprehensive, accentuating local assets while promoting the values and goals of the community. Enlisting local support and enthusiasm also eases challenges for project approvals and it reduces risk for investors.
Entertainment Industry
Entertainment as a foundation for building a city is the unique aspect of this Genesis project. Again, resulting from the diversity of the Genesis Team, long-term, multi-decade relationships with leading entertainers and celebrities translate into entertainment venues and components of mixed-use developments. This dynamic ensures that each development will be a “destination,” attracting the most prestigious and successful end-users. Also, as part of the Integrated Marketing Plan, these relationships with entertainers and celebrities are leveraged in many different ways as required to benefit the development.
Medical Facilities
The Team has strong working relationships in healthcare development and the funding sources that follow these types of developments. Building cities centered on medical and/or entertainment components is a product uniquely produced by Genesis USA Development, LLC.
Master Planning
Use internationally recognized urban planners, designers, and engineers, defining a comprehensive Master Plan for phased growth, infrastructure, zoning, and the like for residential, retail, and/or commercial components (traffic/mobility, utilities, zoning, annexation).
Create Synergy in Political/Regulatory Agencies
Coordinating local governmental agencies and lobbying support and participation in order to find creative political and financing options (i.e. Departments of Transportation, county commissioners, state officials, local taxing authorities). Evaluation and editing of regulations as related to image and growth (i.e. building department, ordinances, zoning, annexation, and utilities).
Business & Residential Feasibility Research
Demographic research studies to identify market factors and growth opportunities in the area. Project types are defined by research, including the appropriate images to attract high-end retail, commercial and residential growth.
Integrated Marketing Plan
Design a local, regional, and national marketing plan. Identify and target the finest developers, investors, and brokers to bring the project to completion. Create presentation to a national audience of corporations, developers, investors, and brokers. Use national press, celebrities, and other marketing channels to publicize the projects on a national level.
